Milton's spring market is tight at the top, soft on the edges

May's $1.1M median price keeps Milton in luxury-market territory, well above metro Atlanta's $400K median. That gap is the story: Milton isn't competing with metro Atlanta's affordable housing, it's competing with Buckhead, Brookhaven, and the high end of Roswell.

The 40-day median DOM is healthy-to-tight in this price band. Anything under 60 days for $1M+ homes is a sellers' market signal. But that's the median; the long tail (homes sitting past 90 days) is growing, especially in the $2M+ band where buyer pool thins fast.
